The Dixon Building is one of the finest post-Civil War commercial buildings in Natchez due to its architectural finish, integrity, and connection with Robert Smith Dixon, a native of Scotland who purchased the property in 1866.   Dixon's has been used commercially from the 1850's until 1975, with the upstairs used as a residence.  After 40 years of being closed, used for storage, and then unused, the current owner has undertaken an extensive, appropriate restoration.  The ground floor is divided by a lovely.columnar screen of four composite box columns supporting an entablature, behind which two small rooms that can be used as dressing rooms or closets and a bathroom have been constructed.  Upstairs are three apartments: a luxury one of over 2,000 square feet opening onto the front balcony, and two smaller ones. The restoration, some of which is ongoing but included in the price, has included all installation of electrical, plumbing, HVAC and systems; throughout the  building;  brick repointing; achievement of structural support by placing long screws into the upstairs joists with steel medallion covers on the outside bricks; and construction of three apartments upstairs, All sheetrock is 5/8" to allow for commercial use.  Speaker wiring and Cable TV have been installed in the retail space and the front apartment.  An area has been prepared for either an elevator or spiral staircase at the rear of the upstairs hall.  A door has been cut to allow rear street level entrance.  All windows have been rebuilt and redone with period glass.  The membrane roof is about two years old. There are separate entrances at 512 Main Street for the residential area and at 514 Main Street for the retail space.  There is an easement for the use of parking spaces immediately behind the building.  A substantial tax credit is available, which has not been used at all.  There are a number of ways in which this property can be leased or sold.  The entire building can be sold.  The main floor can be leased for commercial use or sold as a condo, and the three apartments can be leased separately or sold as condos.
